An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in St. Moritz: White Turf horse racing on the frozen lake each February; snow polo and the historic Cresta Run toboggan track; the Engadin Skimarathon and the Corvatsch slopes each March; the Bernina Express and high-altitude Engadin summer hiking. Guests I price for: Affluent international skiers and long-stay chalet parties in winter, plus summer hikers and wellness guests around St. Moritz, Pontresina and Celerina. Where I start: Pricing a premium luxury market where winter and marquee events command the highest rates, sustaining a real summer season, and observing Lex Koller ownership limits and local tourist tax.
I configure PriceLabs or Wheelhouse for St. Moritz hosts with White Turf, Snow Polo, the Gourmet Festival and the Skimarathon as events, weekly stays at Christmas and summer family rules. Airbnb, Booking.com, Vrbo and Expedia show the same total, including tourist tax.
