An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Stuttgart: Cannstatter Volksfest; the Mercedes-Benz and Porsche museums; automotive trade fairs at Messe Stuttgart; the Stuttgart Weindorf wine festival. Guests I price for: business travellers and festival visitors on 2 to 4 night stays in the Mitte centre and the Cannstatt fairground district. Where I start: the Volksfest and trade-fair premiums that define the calendar, midweek automotive-business demand, and Baden-Wurttemberg misuse-ban (Zweckentfremdung) registration.
I configure PriceLabs or Wheelhouse with Wasen festival dates, Messe events and VfB fixtures, plus weekly discounts for engineers and consultants. Airbnb, Booking.com and Vrbo share the same minimum stays and rates, so midweek business guests and festival groups both find a consistent offer.
