Where I start: Steady Magnolia-driven leisure demand layered with Baylor game-day and graduation premiums, weekend minimums, and softer high-summer pricing.
My Waco setup in PriceLabs or Wheelhouse starts from a Magnolia weekend baseline, then adds Baylor football, homecoming and both commencements as separate events, softer summer rates and weekday offers. Airbnb, Vrbo and Booking.com all price from that calendar, so guests see the same logic everywhere.
