An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Waco: Magnolia Market at the Silos; Baylor football at McLane Stadium and commencement; The Dr Pepper Museum and Cameron Park Zoo; Texas drive-market weekend trips. Guests I price for: Magnolia and Fixer Upper tourists plus Baylor families on 2 to 3 night stays near the Silos, downtown and campus. Where I start: Steady Magnolia-driven leisure demand layered with Baylor game-day and graduation premiums, weekend minimums, and softer high-summer pricing.
My Waco setup in PriceLabs or Wheelhouse starts from a Magnolia weekend baseline, then adds Baylor football, homecoming and both commencements as separate events, softer summer rates and weekday offers. Airbnb, Vrbo and Booking.com all price from that calendar, so guests see the same logic everywhere.
