An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Savannah: St. Patrick's Day festival; Historic District and SCAD events; Wedding travel; Tybee Island beach season. Guests I price for: Couples and small groups on 2 to 4 night stays in the Historic District, families on Tybee in summer. Where I start: St. Patrick's premiums with minimum stays, historic-district positioning under the city's STVR zones, and beach seasonality on Tybee.
I set up PriceLabs or Wheelhouse with St. Patrick's Day, the Music Festival, SCAD dates and the Film Festival as premiums, plus weekend minimums for the Historic District and weekly summer stays for Tybee. Every channel follows one plan, so rates and minimums never drift between Airbnb, Vrbo and Booking.com.
