An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Wilmington: Wrightsville, Carolina and Kure beach season; Azalea Festival in April; Film and TV production travel; Bald Head Island and Topsail demand. Guests I price for: Southeastern families on weekly summer stays, couples in the shoulders. Where I start: Weekly summer pricing, festival premiums, and off-season floors.
In PriceLabs or Wheelhouse I set up your Wilmington, Wrightsville or Topsail listing with weekly summer stays on a fixed changeover, Azalea Festival and Riverfest premiums, monthly rates for production crews and traveling nurses, and winter floors. Airbnb, Vrbo and Booking.com then follow the same rules.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Wilmington.
