An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Yorkshire Dales: Malham Cove, Gordale Scar and Aysgarth Falls; the Ribblehead Viaduct and the Settle to Carlisle railway; the Yorkshire Three Peaks challenge of Pen-y-ghent, Whernside and Ingleborough; Grassington and Wensleydale as the setting for All Creatures Great and Small. Guests I price for: Ramblers, cyclists and multi-generation families on week-long cottage lets around Grassington, Hawes, Settle and Skipton. Where I start: Pricing a strongly seasonal cottage market with seven-night summer minimums, then softening to short breaks in shoulder months to keep the calendar moving.
I set up the pricing tool with you so summer weeks, bank holidays and event weekends carry premiums, short breaks open automatically outside summer, and winter floors cover costs, with consistent rules across Airbnb, Booking.com and Vrbo and the Saturday changeover kept for the busiest Wharfedale and Wensleydale weeks.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in The Yorkshire Dales.
