An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Aspen: Aspen Snowmass and Vail ski season; X Games and Food & Wine Classic; Summer music festivals; Bravo! Vail. Guests I price for: Affluent ski groups and families on 4 to 7 night stays, summer festival-goers. Where I start: Luxury-tier holiday-week pricing, minimum stays over peak weeks, and mud-season floors.
For hosts I set up your pricing tool with holiday weeks opened early with seven-night minimums, X Games and summer festivals as events, tiered premiums for ski access and views, and short stays allowed in mud season. Aspen and Vail listings get separate comp sets.
