An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Brasov: Bran Castle and its Dracula legend; Peles Castle at Sinaia and the medieval citadel of Sighisoara; skiing at Poiana Brasov and driving the Transfagarasan road; the Gothic Black Church and the cafes of Piata Sfatului in Brasov. Guests I price for: International castle-and-mountain tourists in summer and central-European skiers in winter, based in Brasov's old town and around Sinaia. Where I start: Working a summer touring peak alongside a winter ski season, layering castle-tour and holiday premiums, and holding the tourism classification certificate required for Romanian lets.
I configure your pricing tool for two distinct seasons here: a summer curve tied to castle touring and the high mountain road, and a winter curve built around ski weekends, with separate minimum stays for each so Airbnb, Booking.com and Vrbo all follow one logic.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Brasov.
