An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Burlington: Lake Champlain summer season and Church Street Marketplace; University of Vermont events and graduation; Autumn foliage; Gateway to Stowe and Smugglers' Notch skiing. Guests I price for: Northeast and Montreal couples on 2 to 3 night weekends, UVM families, and leaf-peepers. Where I start: Foliage and graduation premiums, and pricing that works inside Burlington's short-term rental rules.
I handle Burlington pricing on Airbnb, Vrbo and Booking.com in PriceLabs or Wheelhouse, setting event overrides for graduation, the marathon and foliage, a separate approach for Quebec holiday weeks, and monthly winter rates that suit faculty and medical staff. Every rule sits inside what your registration allows.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Burlington.
