An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cairns: Great Barrier Reef and Daintree tourism; Southern-hemisphere winter escape; International inbound from Asia; Port Douglas Carnivale. Guests I price for: Domestic and international families and couples on 4 to 7 night stays. Where I start: Dry-season premiums, wet-season floors, and reef-tour package positioning.
For Cairns hosts I configure PriceLabs or Wheelhouse with dry-season bands, wet-season floors, school holiday premiums from the southern states and minimum stays that match reef-trip lengths, so your Airbnb and Stayz calendars follow the real tropical cycle instead of a southern summer calendar that does not fit here.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Cairns.
