An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Calabria: Tropea and the Costa degli Dei beaches; Capo Vaticano; Scilla and the Strait of Messina; Italian domestic summer travel. Guests I price for: Italian families on 7 to 14 night August stays and European couples in June and September. Where I start: A short sharp August peak, early-summer and September shoulders and CIN compliance.
I set the pricing tool so August carries its full premium, Ferragosto is fixed as an event, and June and September use shorter stays with lower floors. I also add last-minute rules for the shoulder months, when Italian domestic travellers often book close to arrival.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Calabria.
