An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Cluj-Napoca: Untold and Electric Castle festivals; Transylvania International Film Festival; IT sector business travel; Universities and medical school. Guests I price for: Festival crowds on 3 to 4 night stays, business travellers and international students' families. Where I start: Festival premiums set months ahead, weekday business rates and winter floors.
I set up your pricing tool so TIFF, Electric Castle and Untold sit as named events above the base curve, minimum stays lengthen automatically before each one, and weekday rates for business visitors never drop below a floor that still covers cleaning and utilities in winter.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Cluj-Napoca.
