An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Coeur d'Alene: Lake Coeur d'Alene summer season; Ironman and Hoopfest; Schweitzer and Silver Mountain ski weekends; Gonzaga calendar. Guests I price for: Pacific Northwest families on 3 to 7 night lake stays, event travellers. Where I start: Summer lakefront premiums, event weekends, and winter floors.
I configure PriceLabs or Wheelhouse with lake-season and city-event calendars kept apart: Ironman, Hoopfest and Bloomsday as custom date events, weekly summer minimums for lake homes, and winter floors that reflect ski weekends rather than an empty generic baseline that treats February like a slow August.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Coeur d'Alene.
