An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Daytona Beach: Daytona 500 and Speedweeks; Bike Week and Biketoberfest; Kennedy Space Center launches and cruise departures from Port Canaveral; Summer beach season. Guests I price for: Event groups on 3 to 5 night stays, families in summer, cruise passengers on 1 night stays. Where I start: Race and bike-week premiums with minimum stays, launch-day rates, and hurricane-season floors.
In PriceLabs or Wheelhouse I set each race and bike week as a custom event, add cruise departure days with one-night allowances near the port, watch the launch schedule for occasional premiums, and set monthly winter settings for snowbirds who arrive from the Northeast and Canada.
