An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Detroit: North American International Auto Show; Movement Electronic Music Festival; Lions, Tigers and Red Wings seasons; Automotive corporate travel. Guests I price for: Event travellers on 2 to 3 night stays, automotive business guests midweek. Where I start: Event premiums, corporate midweek rate cards, and winter floors.
In PriceLabs or Wheelhouse I add the Auto Show, Movement, the Grand Prix, Lions games and the Dream Cruise as custom events, set weekday business pricing and weekly rates for medical stays, and use gap rules to fill short holes between event bookings.
