An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Finger Lakes: Wine trails and harvest season; Watkins Glen racing and gorge hikes; Cornell commencement and move-in; Lake-house summer demand. Guests I price for: Northeastern couples and families on 2 to 4 night stays, university families on event weekends. Where I start: Harvest and commencement premiums, summer lakefront weekly pricing, and winter floors.
In PriceLabs or Wheelhouse I add Cornell and Ithaca College events, Watkins Glen races and harvest weekends as custom events, keep weekly stays for lake houses in summer, and set winter floors and monthly settings that reflect the quiet season.
