An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Galway: the Galway International Arts Festival each July; Race Week at Ballybrit, the highlight of the Galway Races; Connemara National Park, Kylemore Abbey and the Sky Road; ferries to the Aran Islands and the pubs of the Latin Quarter. Guests I price for: Culture and festival visitors in the Latin Quarter and Salthill, plus touring couples basing in Clifden and Roundstone to explore Connemara. Where I start: Turning festival and race weeks into premium capacity events, then spreading a short high season using the Wild Atlantic Way, all while registering under Failte Ireland's short-term-let rules and Rent Pressure Zone planning tests.
In PriceLabs or Wheelhouse I load the Film Fleadh, the Arts Festival, Race Week and the Oyster Festival, then set short stays for touring guests in Connemara. Airbnb, Booking.com and Vrbo share the same plan, so peak weeks are protected and gaps between touring stays are easier to fill.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Galway.
