An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Garmisch: Four Hills Tournament ski jump in Garmisch-Partenkirchen on New Year's Day; Zugspitze glacier and the Alpspitze ski area; Partnachklamm gorge and summer alpine hiking; day trips to Neuschwanstein and the Bavarian royal castles. Guests I price for: Skiers and alpine hikers on week-long bookings, plus short-stay couples touring the castles who split time between Garmisch and Partenkirchen. Where I start: Building sharp New Year and school-holiday ski peaks against a summer walking peak, and defending rate through the muddy April and November shoulders with minimum-stay discipline.
