An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Glenwood Springs: The Glenwood Hot Springs pool and Iron Mountain springs; Glenwood Caverns Adventure Park; Permit-only Hanging Lake hikes; I-70 access to Aspen and the Roaring Fork Valley. Guests I price for: Front Range and road-trip families on 2 to 4 night summer stays near downtown and the Roaring Fork confluence, plus Aspen-overflow value seekers in winter. Where I start: A summer-led calendar with steady hot-springs shoulder demand, weekend minimums, and Aspen-adjacent value positioning during the ski season.
For Glenwood hosts I set up PriceLabs or Wheelhouse with you: summer weekend rules, a winter rate band positioned under Aspen-area lodging, and floors that step down for mud season, all consistent across Airbnb, Vrbo, Booking.com and Expedia so no channel undercuts another.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Glenwood Springs.
