An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hilton Head Island: Summer beach season; RBC Heritage PGA Tour event; Golf and tennis resorts; Savannah day trips. Guests I price for: Families from the East Coast on Saturday-to-Saturday weekly stays, golf groups in spring and autumn. Where I start: Weekly summer pricing, Heritage-week premiums, and shoulder golf strategies.
For Hilton Head hosts I set up PriceLabs or Wheelhouse with you: weekly summer rules, Heritage week as a top band, and shoulder-season golf pricing, applied the same way on Vrbo, Airbnb and Booking.com so families comparing channels see one consistent price.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Hilton Head Island.
