An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Indianapolis: Indianapolis 500 and Brickyard events; Gen Con; Colts and Pacers seasons; Conventions and NCAA tournaments. Guests I price for: Event travellers on 2 to 4 night stays, convention attendees midweek. Where I start: Indy 500 and Gen Con premiums set a year ahead, and convention-calendar pricing.
For Indianapolis hosts I set up PriceLabs or Wheelhouse with you: event dates loaded a year ahead, minimum stays for the big weeks, and weekday rates between events, with Airbnb, Vrbo and Booking.com kept consistent so event guests see one price.
