An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Ohrid: Ohrid old town and UNESCO lake; Ohrid Summer Festival; Regional and diaspora summer travel; Struga and Saint Naum. Guests I price for: Balkan, diaspora and European visitors on 3 to 7 night summer stays. Where I start: Summer peak pricing, diaspora August demand and local registration and tourist tax.
I configure the pricing tool with you so August sits above July, festival nights are entered as events, and shoulder minimums relax automatically. I also make sure Airbnb and Booking.com calendars stay aligned so summer weeks are never double booked.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Lake Ohrid.
