An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Little Rock: Hot Springs National Park and Bathhouse Row; Oaklawn racing and the Arkansas Derby; The Clinton Presidential Library; Lake Hamilton and Garvan Woodland Gardens. Guests I price for: Regional couples and racing fans on 2 to 3 night stays around downtown Hot Springs, Lake Hamilton and Little Rock's River Market. Where I start: Racing-season premiums through the Oaklawn meet, spa-town weekend minimums, and lake-house rate cards for the warmer months.
In PriceLabs or Wheelhouse I load the Oaklawn meet, Arkansas Derby, the Bridge Street parade and the film festival as events, add two-night weekend minimums and set a lake-house summer curve. Airbnb, Vrbo and Booking.com then all follow the same plan.
