An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Malmo: the free Malmofestivalen street festival each August; the Turning Torso and the regenerated Vastra Hamnen waterfront; the Oresund Bridge and easy commuting to Copenhagen; Ribersborg beach, Malmohus Castle and the bars of Lilla Torg and Mollevangen. Guests I price for: Nordic and German city-breakers plus business travellers using Malmo as a cheaper base than Copenhagen, staying central or in Vastra Hamnen. Where I start: Exploiting Malmo's position as the value alternative to Copenhagen with festival and summer premiums, mindful of Swedish sub-let approval and rental-income tax rules.
In PriceLabs or Wheelhouse I set Malmo listings to track Copenhagen event dates as well as Malmofestivalen and arena concerts, with weekday business pricing year round. Airbnb, Booking.com and Vrbo then carry the same rates, fees and stay rules, checked each month.
