An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Monterey: Monterey Car Week and Concours d'Elegance; Pebble Beach golf events; Big Sur and 17-Mile Drive tourism; Monterey Bay Aquarium and Cannery Row. Guests I price for: Bay Area couples on 2 to 3 night stays and international travellers driving Highway 1. Where I start: Event-week premiums with minimum stays, weekend pricing, and county STR permit compliance.
For hosts on the peninsula I configure PriceLabs or Wheelhouse with Car Week, Pro-Am and festival blocks, weekend minimums for Bay Area visitors, Big Sur closure checks and 30-night rate cards where short stays are not allowed, so every home follows the rules that apply to it.
