An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Moselle Valley: Riesling harvest and village wine festivals along the river bends; Reichsburg castle above Cochem; Bernkastel-Kues medieval market square and riverside cellars; Roman Trier and Moselle cycle and boat touring. Guests I price for: Wine tourists and cyclists, often couples and small groups on three to five nights in Cochem, Bernkastel and Traben-Trarbach. Where I start: Capturing harvest-weekend and festival premiums on the steep-vineyard villages, then using autumn shoulder pricing to fill midweek gaps before the winter lull.
In PriceLabs or Wheelhouse I load each village's wine festival and Christmas market dates, set summer stay rules and add midweek discounts for autumn. Your listings on Airbnb, Booking.com and Vrbo then price from the same calendar, so festival weekends are never sold below value.
