An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Munich: Oktoberfest; Messe München trade fairs; Bayern Munich fixtures; Alpine day-trip base and Christmas markets. Guests I price for: Trade-fair visitors midweek, Oktoberfest groups on 2 to 4 night stays, and leisure travellers in summer. Where I start: Oktoberfest and trade-fair premiums set a year ahead, and registration-compliant strategies under Bavarian rules.
I load the Messe München and ICM schedule into PriceLabs or Wheelhouse, add Oktoberfest, Frühlingsfest, Bayern fixtures and IAA years as custom events, and align Airbnb, Booking.com and Vrbo stay rules. When the number of lettable weeks is capped, I tune the setup so those weeks land on the highest-value dates.
