An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Naples, Florida: Winter snowbird season; Golf and boating; Sanibel and Captiva beach demand; Spring Training in Fort Myers. Guests I price for: Snowbirds and golfers on monthly stays, families on weekly stays in spring. Where I start: Monthly winter rate cards with early-booking strategies, weekly spring pricing, and hurricane-season floors.
For hosts in Naples, Marco Island, Cape Coral and Fort Myers I configure PriceLabs or Wheelhouse with monthly rate cards for snowbirds, Spring Training and festival dates, Saturday changeovers for spring families and a storm-season profile with flexible terms, all priced against homes with the same water access.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Naples, Florida.
