An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in New Orleans: Mardi Gras; Jazz Fest and French Quarter Festival; Essence Fest and Sugar Bowl; Convention traffic at the Morial Center. Guests I price for: Festival groups and couples on 3 to 5 night stays in the Marigny, Bywater, Uptown and the Garden District. Where I start: Mardi Gras and Jazz Fest premiums with 4-plus-night minimums, hurricane-season floors, and licence-compliant positioning by neighbourhood.
For New Orleans hosts I configure PriceLabs or Wheelhouse with Carnival, Jazz Fest, Essence, Bayou Classic and Sugar Bowl dates, neighbourhood-specific weekend rules, summer floors and storm-season terms, all based on homes with similar permits and locations, so each neighbourhood is priced from its own festival calendar.
