An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Nuremberg: the Christkindlesmarkt Christmas market; the Spielwarenmesse toy fair; the Kaiserburg castle; the Nazi rally-grounds and trials history sites. Guests I price for: Christmas-market visitors and trade-fair buyers on 2 to 3 night stays in the walled Altstadt around the Hauptmarkt. Where I start: the world-famous Christkindlesmarkt and the giant toy fair as back-to-back winter peaks, Bavarian misuse-law (Zweckentfremdung) registration, and midweek business floors.
In PriceLabs or Wheelhouse I set the Christkindlesmarkt as a weekend-led season and each NürnbergMesse fair as its own event with minimum stays. Airbnb, Booking.com and Vrbo then share one set of rules, so a toy-fair buyer never finds your flat cheaper on one site than another.
