An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Ocean City: Summer boardwalk season; Senior Week and Sunfest; White Marlin Open; Rehoboth and Bethany beach demand. Guests I price for: Mid-Atlantic families and groups on weekly stays. Where I start: Weekly summer pricing with fixed turnover, event premiums, and off-season floors.
For hosts on Vrbo and Airbnb here, I set up PriceLabs or Wheelhouse with fixed summer turnover days, event premiums for Springfest, the White Marlin Open and Sunfest, and shorter stays outside summer, so the calendar and both channels follow one set of rules.
