An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Palm Springs: Coachella and Stagecoach festivals; Modernism Week; BNP Paribas Open tennis; Winter snowbird and golf season. Guests I price for: Festival groups on 3 to 4 night stays, snowbirds on monthly stays, and weekend groups from Los Angeles. Where I start: Festival premiums with strict minimums, monthly winter rate cards, summer floors, and city-by-city STR permit compliance across the valley.
For hosts here I set up PriceLabs or Wheelhouse with festival premiums, strict minimums, monthly snowbird rates and summer floors, keeping Airbnb, Vrbo and Booking.com aligned and making the most of any yearly limit on rental contracts. Festival weekends get their own guest-count pricing rather than a flat nightly uplift.
