An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Paso Robles Wine Country: Over two hundred wineries across the west-side and east-side districts; The Paso Robles Wine Festival; Harvest Wine Weekend; The California Mid-State Fair. Guests I price for: Los Angeles and Bay Area couples on 2 to 3 night wine weekends downtown and in the Willow Creek and Adelaida districts, plus fair-week families. Where I start: Spring and harvest festival premiums, two-night wine-weekend minimums, and midweek floors that balance a large and still-growing tasting-room calendar.
For hosts here I set up PriceLabs or Wheelhouse with festival premiums, two-night wine weekend minimums, fair-week pricing and midweek floors. Airbnb, Vrbo and Booking.com stay aligned, so couples comparing the same vineyard home across sites see the same total.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Paso Robles Wine Country.
