An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Portland, Oregon: Rose Festival; Willamette Valley wine tourism; Timbers and Blazers seasons; Columbia Gorge and Mount Hood trips. Guests I price for: West-coast leisure travellers on 2 to 4 night stays, wine-country weekenders, and corporate guests. Where I start: Summer premiums, winter floors, and ASTR permit-compliant positioning in a supply-heavy market.
For hosts here I set up PriceLabs or Wheelhouse with summer event premiums, winter monthly rates and neighbourhood-based comp sets, keeping Airbnb, Vrbo and Booking.com aligned. I also add gap rules so the short holes between summer weekends still sell.
