An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Prescott: The World's Oldest Rodeo over July 4; The Verde Valley wine trail through Cottonwood and Jerome; Summer cool escape from Phoenix; Whiskey Row and Courthouse Square events. Guests I price for: Phoenix and Tucson couples and families on 2 to 4 night summer and wine-weekend stays near Whiskey Row, Cottonwood and historic Jerome. Where I start: Summer Phoenix-escape demand and rodeo-week premiums, weekend wine-country minimums, and midweek floors that hold occupancy through the mild shoulder seasons.
For hosts here I set up PriceLabs or Wheelhouse with summer weekend premiums, rodeo week pricing, wine weekend minimums and winter floors. Airbnb, Vrbo and Booking.com stay aligned, so a Phoenix family comparing the same home across sites sees one consistent total.
