An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Raleigh: Duke, UNC and NC State calendars; Research Triangle corporate travel; Basketball rivalry weekends; Medical travel to Duke and UNC hospitals. Guests I price for: University families and corporate guests on 2 to 4 night stays, medical travellers on longer stays. Where I start: Graduation and game-weekend premiums, medical-stay weekly rates, and corporate midweek pricing.
I configure your PriceLabs or Wheelhouse account with the three commencement weekends, rivalry games and the State Fair loaded as date overrides, plus a length-of-stay curve for medical guests. Airbnb, Vrbo and Booking.com then price from the same rules, so a graduation weekend never sells cheaper on one channel.
