An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Domestic and international travellers on 4 to 7 night stays in Copacabana, Ipanema and Leblon. Where I start: Carnival and Réveillon premiums with 4 to 7 night minimums, winter floors, and beachfront positioning.
I set up your Airbnb and Booking.com pricing so view, floor and distance to the sand are priced as separate advantages, with sealed blocks for Réveillon and Carnival and monthly terms in the dry winter. Minimum stays and cancellation terms stay identical on both channels.
