An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Medellín: Feria de las Flores; Christmas lights (Alumbrados); Digital-nomad demand in El Poblado and Laureles; Conference travel. Guests I price for: US and European remote workers on 1 to 3 month stays, and short-stay leisure visitors. Where I start: Monthly discount ladders, event premiums in August and December, and unit positioning inside dense El Poblado supply.
I set up your Airbnb and Booking.com pricing with a monthly discount ladder for remote workers, event blocks for the Feria and December and a July premium for Colombiamoda. I also tighten titles and photos so the listing stands apart from neighbouring units at the same price.
