An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Rotterdam: North Sea Jazz Festival; Scheveningen beach season; International courts and diplomatic travel; Rotterdam architecture and port tourism. Guests I price for: Business and diplomatic travellers midweek, European leisure guests at weekends. Where I start: Event and summer premiums, corporate midweek strategies, and municipal night-cap compliance.
I configure your pricing tool so the capped nights go to the dates that pay most, with North Sea Jazz and beach weekends loaded as premiums and weekday rates aimed at professionals. Airbnb and Booking.com stay aligned on rates and minimum stays, so neither channel quietly eats the cap.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Rotterdam.
