An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sarasota: Winter snowbird season; Siesta Key and Anna Maria beaches; Spring Training and arts season; Summer family travel from the Southeast. Guests I price for: Snowbirds on monthly stays, families on weekly beach stays. Where I start: Monthly winter rate cards, weekly summer pricing, and hurricane-season floors.
I set up PriceLabs or Wheelhouse with monthly winter pricing, Spring Training and Easter as peak dates and weekly summer stays. Hurricane-season floors and flexible terms are built in, and Airbnb, Vrbo, Booking.com and Expedia stay aligned, which matters here because snowbirds often shop the same condo on two sites.
