An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Seattle: Alaska cruise season from May to September; Amazon and Microsoft corporate travel; Seahawks, Mariners and Kraken games; Seafair and summer festivals. Guests I price for: Cruise passengers on 1 to 2 night pre-cruise stays, summer families, and corporate guests midweek in Capitol Hill, Belltown and Ballard. Where I start: A sharp summer peak with pre-cruise night pricing, winter floors with longer minimum stays, and licence-compliant listing limits.
I configure PriceLabs or Wheelhouse with cruise-day minimums, Seafair, PAX West and stadium dates as premiums and weekly winter pricing for corporate guests. Airbnb, Vrbo and Booking.com then follow the same logic, so a pre-cruise night is not underpriced on one channel while blocked on another.
