An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sibiu: Sibiu International Theatre Festival; Christmas market in the Grand Square; Transfăgărășan road trips; Saxon fortified churches. Guests I price for: Romanian and European visitors on 2 to 3 night stays and road-trippers. Where I start: Festival and Christmas market premiums and weekend pricing.
I set the pricing tool up with the Theatre Festival and the market weekends as events, give Friday and Saturday a clear lift over the week, and change minimum stays through the summer so drivers can book a single night when the calendar has gaps.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Sibiu.
