An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Tenerife: Year-round winter-sun travel from the UK, Germany and the Nordics; Santa Cruz Carnival; Hiking and Teide tourism; Remote-work long stays. Guests I price for: Northern European couples and families on 7 to 14 night stays, long-stay winter residents on monthly stays. Where I start: An inverted seasonality versus mainland Europe, monthly winter rate cards, and vivienda vacacional compliance.
I configure your Airbnb, Booking.com and Vrbo pricing with monthly winter rate cards for long-stayers, Carnival and Christmas premiums, summer pricing for Spanish families and early opening of the next winter, so every channel reflects the same calendar and long-stay guests booking a year ahead see confident, consistent prices.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Tenerife.
