An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Victoria: Whale watching and Butchart Gardens; Tofino surf and storm season; Cruise calls; Seattle and Vancouver ferry travel. Guests I price for: Pacific Northwest and international travellers on 2 to 4 night stays. Where I start: Summer premiums, Tofino storm-watching winter strategy, and provincial short-term rental rules.
For hosts I configure your pricing tool with separate curves for Victoria and the west coast, storm-watching weekends as a winter season in Tofino, and monthly rate cards for Victoria units that cannot take short stays. Long weekends and ferry-heavy dates get their own rules.
