An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Walla Walla Wine Country: Over a hundred wineries and the Spring and Fall Release weekends; The Walla Walla Balloon Stampede; Whitman College events; Harvest-season crush tourism. Guests I price for: Seattle and Portland couples on 2 to 3 night wine weekends downtown and in the airport and Southside tasting districts, plus release-weekend groups. Where I start: Release-weekend and harvest premiums, two-night wine-weekend minimums, and midweek floors that steady a spring-and-autumn-weighted tasting calendar.
Inside PriceLabs or Wheelhouse I give your Walla Walla listing separate bands for Spring Release, the Balloon Stampede, harvest and Fall Release, two-night weekend minimums and lower midweek rates. Airbnb, Vrbo and Booking.com then carry identical rules, so the release weekends never sell cheaply on one channel.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Walla Walla Wine Country.
