An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Wichita: Aviation manufacturing and business travel; Wichita Riverfest; INTRUST Bank Arena concerts and tournaments; Wichita State University events. Guests I price for: Aviation-industry contractors on weekly and monthly stays, event visitors on weekends, and families on tournament trips. Where I start: Monthly contractor rates, event-weekend premiums, and winter floors.
On Airbnb, Booking.com and Vrbo I set up your Wichita listing in PriceLabs or Wheelhouse with monthly contractor rates, Riverfest and arena event premiums, and winter floors, and I make sure channel rules match so long stays are not blocked by short-stay settings.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Wichita.
