An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Aberdeen: the Braemar Gathering Highland Games attended by the Royal Family each September; Balmoral Castle and the Royal Deeside estates and distilleries; the offshore energy sector driving midweek corporate stays; the granite Old Aberdeen university quarter and North Sea harbour. Guests I price for: Energy-sector contractors on weekday business stays in the city, alongside summer visitors touring Deeside from Ballater and Braemar. Where I start: Blending a resilient corporate weekday base with leisure-led summer and Gathering weekends, and holding the Scottish short-term-let licence for both city flats and rural cottages.
I set up PriceLabs or Wheelhouse for Aberdeen hosts with weekday corporate pricing, monthly discounts for crews on rotation, and the Braemar Gathering, Offshore Europe years and P&J Live concerts as events. Airbnb, Booking.com and Vrbo then share the same rules, with Deeside cottages on their own weekly summer settings.
