An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Antalya: Russian, German and UK package travel; Kaleiçi old town and Lara beach; Golf in Belek; Kaş, Kalkan and Alanya villa demand. Guests I price for: European families on 7 to 14 night stays, golf groups in spring and autumn. Where I start: Weekly villa pricing aligned to charter flights, golf-shoulder strategies, and licensed short-term rental compliance.
I set up PriceLabs or Wheelhouse for Antalya hosts with weekly rules in summer, golf weeks in Belek and the October film festival as events. Airbnb, Booking.com and Expedia then show the same weekly rates and the same turnover day.
