An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: Families and walking groups on longer four to seven night stays in Titisee-Neustadt and Triberg, plus Freiburg city-breakers who base themselves in the Altstadt. Where I start: Running a genuine dual-season curve so summer hiking and winter ski weeks both carry a premium, with firm shoulder floors through the quiet November gap.
Inside PriceLabs or Wheelhouse I set seasonal bands for summer hiking and winter skiing, school holiday blocks for German and Swiss families and a November floor. Airbnb, Booking.com, Vrbo and Expedia then follow the same stay rules, so a seven-night family week is never broken into short gaps.
